We have been a private money lender since 1975. We are a true equity-based lender using our own funds to close loans. Our only necessary requirement is that we need more than 50% of the loan proceeds to be used for business and/or investment purposes. The key parameters are below:

• Stated Income & Assets: No tax returns, bank statements, or other verification,
• All property types,
• Do not require SSN or FICO,
• Investment properties do not need to show rental income (do not require DSCR),
• Now lending in 8 states: CA, AZ, CO, FL, HI, OK, TX, and WA - adding NV next month
• OO and NOO,
• 1ST, 2ND, & 3RD TDs (2NDs and 3RDs in CA, AZ, AND HI ONLY),
• Up to 65% LTV on Purchases,
• Up to 60% LTV on Refis,
• Typically close in 7-10 days with complete package.
